PT Jaya Real Property Tbk (JRPT), in collaboration with Puri Jaya (PT Deltacendana Citapersada), has initiated the Royal Batavia project, which spans 112 hectares in Pasar Kemis, Tangerang, Banten.

The developer, known for its successful projects such as the new cities of Bintaro Jaya and Graha Raya in South Tangerang, previously completed the Grand Batavia area (Jl Raya Cadas-Kukun Pasar Kemis) and the Puri District (Sukamantri Pasar Kemis) within the Puri Jaya region.

In a formal announcement made on Saturday (10/8/2024), JRPT's management highlighted that the Royal Batavia area represents Puri Jaya's premier and high-end project in Pasar Kemis.

This project is strategically located on Jalan Raya Cadas-Kukun, an area deemed promising for both investment and residential purposes due to its high population density and its advantageous position to the north of Tangerang and west of Jakarta.

JRPT indicated that Royal Batavia is conveniently accessible within 30 minutes from Soekarno Hatta Airport and just 20 minutes from the Cikupa toll road. Furthermore, the location is bolstered by an infrastructure development plan aimed at connecting it to the JORR 2 toll road.

In addition, there are initiatives underway to construct the Balaraja-Semanan toll road, which will link Rajeg and Pasar Kemis to Soekarno Hatta Airport.

"Royal Batavia is poised to be a remarkable addition to our business unit, as it will feature a range of facilities that rival those of the existing Grand Batavia project," stated Prabantoko Kusumoanggo, Head of the Puri Jaya Pasar Kemis Unit.

Since its introduction to the market in 2016, Grand Batavia I has evolved into a self-sufficient area comprising 13 residential clusters, along with numerous bustling shophouse units and amenities such as Splash Waterpark, Starbucks, Solaria, Alfamidi Super, McDonald's, and Superland.

The Royal Batavia project will see the development of 23 residential clusters, which will include a city park, a commercial center, a clubhouse, a lake plaza, and a jogging track that extends along the district roads.

JRPT has begun to attract several key tenants, particularly in the food and beverage industry, to establish operations at Royal Batavia. The developer is optimistic that, with its ongoing development, Royal Batavia will emerge as an exclusive, premium, and comprehensive residential community.

“Residents will find everything they need within the Royal Batavia area,” remarked Prabantoko. The project has introduced the first cluster, Royal Blossom, which features modern tropical-style residences with two primary gardens within the cluster.

Maulana Farizil Qudsi, Marketing Manager of Puri Jaya Pasar Kemis, indicated that Royal Blossom is the premier cluster at Royal Batavia, located just after the main entrance. Consequently, the potential for price appreciation (capital gains) is significantly high.

Royal Blossom comprises 300 homes with land sizes ranging from 60 to 84 m2. Prices for these homes begin at IDR 635 million, accompanied by promotional offers that include waived fees and taxes such as BPHTB and AJB, complimentary air conditioning in every room, three months of free internet, smart door locks, water heaters, and an additional free canopy for four-bedroom houses.
